Roncesvalles / High Park 2005 real estate
Roncesvalles Village is becoming increasingly more popular. The shops, cafes and restaurants on Roncesvalles are busy, and the recent renovation of a fruit and vegetable store just south of Garden resulted in a large space with a section devoted to organic produce. The home sales pace in the Village is brisk. The most excitement was caused by several tastefully renovated homes that became available. Open houses were crowded, and multiple offers resulted in some homes selling above asking price.

Since the beginning of January six attached homes was sold, in a price range from $329,000 for a 14-feet wide Victorian with lane parking to $470,000 for a three-storey renovated home with a ground level family room. Most of these homes all sold very quickly, the only one that lingered on the market longer was a 3-unit home with poor street appeal.

Fifty six semi-detached homes changed hands since the beginning of the year. The average selling price was $415,646, just 1.2% above 2004 average. The pace of sales is brisk, keeping with the last year's numbers - in the same period of last year 56 semi-detached homes were sold.

Sixty nine detached homes sold since January 1 2005, at an average price of $564,706 - 6.5% higher than the last year average. The prices ranged from $315,000 for a two-and-a-half storey, four bedroom home, an estate sale with no electricity, to $1,110,000 for a fabulous six bedroom, six bath arts and crafts mansion.
