Swansea 2004 statistics

Roncesvalles VillageEver popular, Swansea experienced a busy year in 2004.

As the year has ended, only 3 freehold residences remain available, as well as two multi-family dwellings. Available were also 14 condo suites (one of them sold conditionally) and one co-op suite on Coe Hill Drive. The price ranged from $149,500 for a co-op suite to $995,000 for a 2-storey multi-unit property.

These properties sold at prices ranging from $326,000 for a 2-storey. 3-bedroom home with no parking and urea formaldehyde insulation that was removed, to $482,000 for a new custom built residence. On average the semi-detached homes were selling at 98.7% of the asking price. This ranged from 93% to as high as 110%.

96 detached homes are reported sold last year. These homes sold at prices ranging from $315,000 for a 3-bedroom bungalow in lower Swansea to $1,330,000 for a majestic restored residence overlooking Grenadier Pond. The average selling price was $524,034. Twenty properties were sold above $600,000.

Sales of condominium apartments and townhouses.

Roncesvalles VillageSwansea is home to eight condominium buildings. The most recent one is located at 1 Ripley, three buildings on Southport: 20, 22 and 24 are over 16 years old, and the remaining four, at 45, 60 and 65 Southport and at 35 Ormskirk are older. Several condominium townhouses are located on Budgell Terrace.

The location features easy access to a streetcar line on the Queensway, local shopping plaza, a bus ride to Bloor subway, proximity to excellent Windermere school, and, of course, wonderful Grenadier Ponds within a short walk.

These condos were sold at prices ranging from $153,000 for a 1-bedroom, 1-bathroom vacant unit on Southport, to $357,000 for a two bedroom suite with two parking spots in 1 Ripley, and $369,000 for a 3-bedroom townhouse. On average the condos were selling at 98.1% of the asking price.
