Very few attached houses can be found in High Park, and not too many in Swansea, therefore the most telling statistics are the ones for detached and semi-detached homes.

Average prices of detached houses increased by only 4 percent, but semi-detached houses sold for 23 percent more than in the second quarter of last year. Only one attached house (townhouse) was sold.

On average all freehold homes in High Park and Swansea were selling at 107% of the listing price, some considerably higher. The lowest percentage was in a sale of a large detached house on Indian Road in High Park. It was a renovated home, with no date for offers, and it sold in 13 days for 93% of the listing price. The highest - 125% - was paid for a fourplex on Parkside Drive. Six houses were sold with bully offers.

In Roncesvalles Village we had more sales of freehold houses than in the same period in 2014. Nine more detached homes, eleven more semi-detached and two more townhouses were sold.

Average prices of detached houses increased substantially, by 32.4%. Semi-detached home prices increased by almost 8%. Interestingly, the average price of row houses dropped by 3.7%, but was still higher than the average price of a semi.

The lowest percentage was in a sale of a semi-detached house on Garden in High Park. It was an estate sale, house needed work, and it sold at 88% of the listing price. The highest - 129% - was paid for a two family house on Harvard. Three houses were sold with a bully offer.
