Real Estate Sales in Toronto C02, C09 and C10 in August

Toronto C02 - Annex, Casa Loma, Wychwood and Yonge-St. Clair

Most of Casa Loma homes are stately detached two or three storey residences on good size lots16 freehold houses were sold in C02 in August, with the average sale price of $1,500,556, 14.5% lower than the $1,755,200 average from August 2016. The Annex was the only community where the average price slightly increased, by 2.2%. In the remaining three communities the average prices dropped: in Casa Loma by 15.9%, in Wychwood by 24.2%, and in Yonge-St. Clair by 32.2%.

The time required to sell a house was a bit shorter. In 2016 the average marketing time was 15 days, in August 2017 it was 11 days, and that time ranged from just one day to 65 days. Only one listing sold with a bully offer.

The largest amount of money paid over the list price was $255,000. The largest amount the owner had to discount the listing price in the negotiations was nearly the same: $235,000. The market is a bit unpredictable.

Toronto C09 - Rosedale and Moore Park

Rosedale residences come in various sizes and styles, from spacious semi-detached Victorian houses to massive three storey mansions with impressive landscaped groundsIn August three freehold houses were sold in Rosedale and Moore Park. Only one, a townhouse listed a bit over one million sold above listing price (113%) in just six days. The other two took around 50 days each, and sold for 90% and 95% of asking. All three sales were in Rosedale.

The average price dropped, on a year-over-year basis, by 15.6%. Average time required to sell a house was shorter than in August 2016, although by no means short, at 35 days.

Toronto C10 - Mount Pleasant East and Mount Pleasant West

Mount Pleasant East and West had various sizes and styles of houses. You will find there small semi-detached homes beside larger detached two storey and modern infill or rebuilt houses10 freehold listings were sold in August, with the average selling price of $1,423,250. That was a large drop from July, when the average was $1,705,038, and a 13.5% decrease from $1,645,935 in August 2016.

Only one of the listings sold above asking price. The remaining nine received between 87% and 98%.

One of the listings sold in one day, although did not get full price. Two more houses sold quickly, in four days (for 122% of the listing price), and in five days, just under the listing price. The longest time on the market was 49 days. No dates were set for offers on any of the listings.
