Bloor West Village and Baby Point real estate

Bloor West VillageA relatively small neighbourhood, prime Bloor West Village is located between Bloor Street in the south, Runnymede in the east, Annette in the north and Jane in the west. That leaves out a small area west of Jane to Humber River, which includes exclusive Baby Point. For convenience, I include in these statistics the area west of Jane and south (and including) Baby Point.

Baby Point homeBloor West Village is a family-oriented neighbourhood with good schools and easy access to public transportation and shopping. Majority of homes of Bloor West Village are similar in size and design, two-storey detached brisk dwellings with front porches, fireplaces, oak floors and trim. They were build between 1912 and 1923. Many of the original homes were updated and renovated. Beautiful oak and maple trees shade the streets.

Baby Point real estateBloor Street is always busy with people walking, shopping and dining is excellent here, with many boutique stores and delis, fruit and vegetable markets, cafes and restaurants. Even from the most western part of this district it is not too long a walk to High Park. Subway line runs on Bloor with Jane and Runnymede stations serving the neighbourhood. Busses run on Jane, Annette and Runnymede.

Following are the statistics on sales in the area in 2008.  They are divided into the first half of the year, until the end of June, and the second half - from the beginning of July until November 24th, when this report was prepared.

77 detached homes were reported sold in the first half of 2008 in Bloor West Village. This number excludes three residences on Baby Point west of Humbercrest - these high sales would influence the averages for the area, and will be shown below. Bloor West Village detached homes were sold at prices ranging from $350,000 for small 2-bedroom bungalow on upper Runnymede to $1,216,000 for a charming, beautifully preserved residence with a new addition at the gates of Baby Point. Six properties were sold over 1 million mark, two of them in the east portion of Baby Point Road, one - a new custom built home on Windermere close to Bloor, one on Humbercrest Boulevard, one of Riverside Drive on a deep lot backing onto Humber River, and a renovated 6-bedroom three-storey residence on Evans Avenue.

11 semi-detached homes were sold in the first half of 2008 in Bloor West Village. Prices ranged from $439,000 for a really pretty 3-bedroom home with lane parking on Beresford in upper Bloor West to $603,000 for a spacious renovated semi with an exquisite kitchen on Harshaw Avenue. That property was listed in April and sold with multiple offers for 121% of the list price in 7 days.

Four duplexes and one triplex were also sold in this time frame, ranging in price from $530,000 from an original duplex on Durie to $950,000 for a large, 2.5-storey renovated two family home on Humber Trail.

A small and exclusive neighbourhood, Baby Point consists of just a couple of streets. Tall trees shade elegant residences and a good number of properties back to the Humber River. The neighbourhood features an easy access to the Humber River trail system, and has its own Baby Point Club with tennis courts, lawn bowling and community events. Five fine homes were sold in Baby Point. A 3-bedroom residence in need of renovations, sitting on a fabulous ravine lot, took the longest time to sell - all of 104 days - and eventually sold at 82% of the reduced price or 76.8% of the original price. In comparison, a magnificent renovated 5-bedroom residence on a ravine lot was sold in 9 days for $2,095,000 (at 95% of list price).

35 detached homes were reported sold since July 1, 2008. The sale prices ranged from $359,000 for a fairly narrow 3-unit home without parking on Annette Street to $869,000 for a completely restored and renovated 5-bedroom residence with a main floor family room addition on Willard. The fastest sale happened at the beginning of November, when a tastefully renovated 3-bedroom home with front yard parking was sold in 3 days at 101% of asking price. One listing was sold after over three months on the market: a 1.5 storey well maintaned but not renovated home on Raymond Avenue, listed in mid-July for $574,000 had two price reduction before finally selling for $479,000 after 98 days on the market.  Two homes took over 80 days to sell: one on Durie, listed in July for $789,000 and reduced twice, finally was sold for $700,000 after 83 days on market; the other one - a nice traditional home on Old Mill Drive - was listed in May at $799,900, and sold after 81 days with no reduction in the asking price for $790,000.

10 semi-detached homes were sold in the same time frame, and they were selling just as fast as they became available. Prices ranged from $389,000 for a 3-bedroom home with a detached two-car garage from back lane to $601,000 for a wide two-storey renovated home on Beresford with front yard parking, which was sold in three days. Only three of the properties were sold below asking price. 

No Baby Point homes were sold so far in the second half of 2008.
