Real Estate Activity in the Annex in 2016

Even semi-detached houses in the Annex are large and provide plenty of comfortable living space. Many have been renovated and restored to their former beauty with added modern conveniences.64 freehold houses were sold on MLS in the Annex in 2016. Among these were 9 attached homes (or freehold townhouses), 38 semi-detached, 13 detached houses, 2 duplexes and 2 fourplexes. These numbers are very similar to those from 2015 (see blog post).

Average sold price for these listings was $2,080,011, ranging from $900,000 for a 2.5-storey 2-unit semi on a busy street to $4,600,000 for a 3-storey, semi-detached, restored and renovated Victorian home on a 40 by 140 feet lot, with approximately 4,000 square feet of living space, two fireplaces, library, gorgeous garden and swimming pool.

The average selling price was 104% of the asking price. That percentage ranged from 90% to 133%. The highest amount of money paid over the listing price was $452,622 (considerably less than the previous year's $805,000). It took, on average, 12 days to sell a listing (nearly half of the time required in 2015), and that time ranged from as short as the day the listing was posted, to as long as 59 days. One listing sold on the day the listing contract was signed and five on the following day.

35 listings were sold above asking price (10 more than in 2015), nine sold for the asking price, and 22 below asking.
