High Park, Swansea and Roncesvalles Houses - 2016 3rd Quarter Report W01

Including freehold homes: detached, semi-detached and attached (row houses)

Majority of listings sold in the third quarter of 2016 in High Park, Swansea and Roncesvalles Village were those of detached houses. Semi-detached were the second most numerous listing types, and only four attached houses (row houses or freehold townhouses) were sold in this period.

The highest price, $3,000,000, was paid for a centre hall detached residence custom built in 2006 on a ravine lot in north-west Swansea. The lowest, $781,500, was paid for a two-storey semi requiring renovation on a busy street in Roncesvalles Village.

The lowest percentage of the listing price, 87%, was paid for a large (5000 sq.ft.) detached residence in west Swansea, located on a river ravine lot and listed for $2,750,000. That house required 67 days of marketing. The highest, 154%, was paid for a 2-bedroom Tudor bungalow in north-east Swansea. That house got more than half a million above the listing price.

Three houses took only one day of market exposure to sell, and five more sold in 2 days. One renovated detached three-storey house in High Park took 100 days to sell.

Eight houses were sold above two million, and only eleven below one million.

Eight houses were sold with bully offers. Nine received offers after the date set up for offer review.

Two houses were listed as 'mere posting' (being sold by owners). The time to sell was 55 days for one and 100 days for the other, and both sold below the asking price.

Very few attached houses can be found in High Park, and not too many in Swansea, therefore the most telling statistics are the ones for detached and semi-detached homes.
