In the fourth quarter of the year low inventory of real estate listing were apparent in all house types. That led to fewer sales, but the price gains of detached houses were moderate, at under six percent. Semi-detached and attached homes went up in price more: 19.8% for semis and 21.8% for row houses. Details are shown in the tables below.
Out of all houses sold in the last three months of the year 22.8% sold under asking, 4.7% received full price, and 72.5% sold over asking. In comparison, in the last quarter of 2015 38.8% of listings sold under asking, 9.4 at full price and 51.8% above list price.
Highest percentage of listing price was received for a 2 1.2 storey renovated row house with no parking on a lovely street in South Riverdale. It was (most likely intentionally low) listed asking $799,000, and sold for $1,175,000, or $376,000 over. That amount was also the highest amount of money paid over asking for a freehold residential house in E01 in the fourth quarter of 2016.
Lowest percentage, 92%, was received for a 2 1/2 storey detached 2-unit home with lane parking in the south part of North Riverdale
Six houses sold on the they the listing contract was signed; three of them for full price, three at 110%, 111%, and 123%. 43 houses (or 34% of the total) sold within 5 days of listing.
The longest time on the maarket - 64 days - was needed for a detached 1-bedroom bungalow on a corner lot, listed for $988,800, then reduced to $938,000, and eventually sold for $911,800.
Twenty two listings sold with a bully offer. In many cases registration of a bully offer trigerred more offers coming to the table.
30 detached houses sold at an average price of $1,066,473, ranging from $609,000 for a one bedroom plus den bungaloft (bedroom located in the attic) in at Gerrard and Coxwell, to $1,809,000 for a two storey detached residence with a two car garage in North Riverdale.
Thirteen detached houses sold below asking, with 92% of the listing price the lowest. Rwo houses sold for full price, and for the remaining fifteen the ratio of sold to list price ranged from 103% to 138%.
74 semi-detached houses sold at an average price of $925,664, ranging from $430,000 for a 2-bedroom 2-storey semi without parking and needing renovation, on a 11.75 by 78 feet lot near train tracks in Greenwood-Coxwell area, to $1,705,000 for a modern renovation of a 2.5-storey 3-bedroom house with a two car garage off a back lane in North Riverdale.
Twelve semi-detached homes sold under asking, with the lowest ratio of sold to list price of 95%. Two were sold for a full asking price, and the remaining 61 sold between 101% and 143% of the listing price.
15 townhouses sold at an average price of $816,667, ranging from $600,500 for a 2-bedroom oil heated starter house without parking, to $1,475,000 for a beautiful 3-storey freehold townhouse built in 2013, with lane parking and detached single garage in South Riverdale.
Two townhouses sold below the listing price, at 95% and 96%. One sold for full price, and for the remaining twelve that ratio ranged from 110% to 147%.
