157 houses were sold in the third quarter of 2015 in Riverdale. That is 100 less than in the previous quarter, when 258 houses were sold on MLS. But 116 fewer houses were listed for sale in the same period, which contributed to competition between buyers looking to move into the neighbourhood.
43 detached houses were sold in the third quarter, at an average price of $881,155, ranging from $471,000 for a house needing serious work to $1,685,000 for a 3-storey renovated house in North Riverdale with no parking. The average sold to list price difference was 104%, and that ranged from 92% to 122%.
93 semi-detached houses sold at an average price of %765,853. These sales ranged from a low of $400,000 for a really cute, renovated 1 bedroom house with no basement and no parking, to a high of $1,250,000 for a 3-storey renovated century home in prime North Riverdale. Average sold to list price difference was 108%, from 95% to 129%.
21 attached houses (townhouses) sold at an average price of $666,980. The prices ranged from a low of $482,000 for a bungalow on a busy street to a high of $901,000 for a beautifully renovated house in South Riverdale on a quiet one-way street. Average sold to list price difference was 112%, ranging from 96% to 135%.
34 houses sold below the asking price, 17 received full list price, and 106 sold above listing. That means for every home that sold at or below the list price two sold above.
