Rosedale - Moore Park Toronto real estate report for 2nd quarter of 2015
Freehold house sales:
74 freehold houses were sold in Rosedale / Moore Park neighbourhood in the second quarter of 2015. The sale price ranged from a low of $838,500 for a century old 2-storey townhouse to $5,750,000 for a 2-storey 6-bedroom residence with 4 fireplaces on a 101 by 83 feet lot.
26 houses were sold above asking price, 8 at full price, and remaining 40 below asking. The average sale to list ratio was 99% (ranging from 84% to 142%), and the average marketing time was 18 days (between 1 and 108).
One house required over 100 days of marketing for a successful sale.
Condo, co-op and co-ownership sales:
54 condos, co-ops, co-ownerships and condo townhouses were sold in the neighbourhood in the second quarter 2015. Sale prices ranged from $270,000 for a small co-ownership suite with parking and locker (but no ensuite laundry), to $4,000,000 for a 2 bedroom, 2.5 bath condo suite of a size of a reasonably large house: 2,855 sq.ft. Three properties (one condo, one townhouse and one co-op apartment) were sold on the day the listing became active. Five (two condos, two co-ops and one co-ownership) took over 50 days to sell. The relation between sold and list price varied between 93% for an 1810 sq.ft. tastefully renovated condo apartment in an older building to 109% for a co-op apartment in one of the Avoca buildings.
