Condominium Sales in Toronto E01 and E02 in August

Toronto E01 - South Riverdale, North Riverdale, Blake-Jones and Greenwood-Coxwell

Printing Factory at 201 Carlaw is a hard loft building with spacious loft units, polished concrete floors, large balconies equipped with gas outlets for BBQ13 condo apartments, lofts and townhouses were sold in E01 in August. Five townhouses sold at an average price of $643,000, with the low selling price of $365,000 for a small one bedroom lower level unit of a stacked townhouse complex on Broadview, and the high of $1,090,000 for a modern, multi-level 1,610 sq.ft. townhouse in Leslieville. Two hard lofts sold for an average of $597,000 ($484,000 was paid for a small unit in Printing factory, $710,000 for a larger, over 1000 sq.ft. unit in iZone). Five soft lofts sold at an average of $679,180, with prices ranging from $371,900 for a small, under 500 Sq.ft. unit without parking in The Carlaw to $1,165,000 for an 1135 sq.ft. penthouse with two parking spots in The Ninety on Broadview. One condo apartment in The Taylor was sold for $624,900.

Seven of the listings sold below asking price, with the lowest percentage of 93%. Two units sold for full price, and four above. The highest percentage of the listing price, 108%, was received for a loft in iZone.

The average sale price was up by 19.9%, from a year before. The number of sales was almost identical, only one unit less. Two sales were above a million dollar mark, a penthouse in The Ninety and a large townhouse in Leslieville. In 2016 nothing sold over a million in August.

The time required to sell a listing ranged from 3 days for a townhouse in a 2009 development at Dundas west of Broadview, to 48 days for the modern townhouse in Leslieville. Three listings had a date set up for offers, and two of them sold on the appointed date, with no bully offers.

Toronto E02 - The Beaches, East End-Danforth and Woodbine Corridor

21 Swanwick Avenue Gothic Revival church was converted in 2009 to 10 multi-level loftsAs it was the case in July, no loft sales in the Beaches were recorded in August. Three condo townhouses and seven condo apartments sold at an average price of $613,489 (a drop of 14.2% from a year before). The selling prices ranged from $301,000 to $1,072,000. A small bachelor suite on Woodbine sold for $301,000. A 1200 sq.ft. south-west facing condo west of Woodbine close to Woodbine Park and short distance to Boardwalk sold in two weeks for $1,072,000. A newly built corner townhouse on Kingston Road sold for $989,000, but took 39 days to sell.

Majority of listings, 7 out of 10, sold below asking price, with the lowest 95%. Two townhouses sold for full price, and only one received more than asking (103%). Only one listing sold quickly, in one day - a three-storey townhouse in Upper Beach Manors. All the other listings required between 12 and 39 days. None of the listings had a day set for offers, although one came with a remark that, I quote, "seller will not respond to offers before 10 days". That listing, however, was one of the two that took 39 days to sell.
