Condominium Sales in Toronto E01 and E02 in July

Toronto E01 - South Riverdale, North Riverdale, Blake-Jones and Greenwood-Coxwell

Hard lofts are concentrated in South Riverdale on Carlaw between Queen and Dundas. Some of these loft units are very spacious.In July 19 condo units were sold in E01: four townhouses, four hard lofts, ten soft lofts and one condo apartment. The average price of hard lofts was $862,250, for soft lofts it was $521,930, condo townhouses sold at an average of $656,000, and one condo apartment sold for $625,000.

The lowest price, $423,000, was paid for a 1 bedroom plus den unit under 600 sq.ft. in The Carlaw soft lofts at 1190 Dundas. The highest, $1,400,000 was received for the extra large space in iZone hard lofts at 326 Carlaw. Almost half (9 out of 19) listings sold within one week. The shortest time on the market was one day, the longest 34 days. Eight listings sold below the asking price, four received full price. Two units in Printing Factory at 201 Carlaw received the highest percentage of the list price - 115% and 119%. Interestingly, both of these lofts received $101,000 more than the listing price.

The average sale price dropped slightly, by 2.2%, from a year before. The number of sales was higher by 35.7%. Only one sale was above a million dollar mark, a large unit in iZone lofts. In 2016 two lofts sold over a million: one was another iZone loft unit above 2000 square feet, another was a unit in Bakery Lofts of Leslieville, a very small conversion of a commercial building at Queen and Greenwood.

Toronto E02 - The Beaches, East End-Danforth and Woodbine Corridor

Several fairly recently built condo buildings are located in the south-west part of the Beach neighbourhood along Queen west of WoodbineSeveral hard and soft lofts are located in the Beaches, but no loft sales were recorded in July. Two co-op apartments, two condo townhouses and three condo apartments were sold, at an average price of $513,286. That low average was due to the fact that three out of seven sold units were sold below $400K. One was a small bachelor suite on Woodbine, sold for $310,000, and two co-op units sold at an average of $379,000.

The time required to market a listing varied from 1 day to 64 days. A lovely corner unit in The Beach Condominiums just west of Woodbine on Queen sold in one day but did not receive full asking price. A well kept two bedroom co-op unit in the east end of the Beaches facing south but without parking took 64 days to sell.

The only listing selling above the asking price was a townhouse in Upper Beach at Victoria Park and Gerrard. Listed for $600,000 it sold in 4 days for $635,000. In 2016 one-third of condo listings in E02 sold above asking, between 101% and 109%.
