Real Estate Sales in Toronto C02, C09 and C10 in July

Toronto C02 - Annex, Casa Loma, Wychwood and Yonge-St. Clair

Most of Casa Loma homes are stately detached two or three storey residences on good size lots26 freehold houses were sold in C02 in July, with the average selling price of $2,282,347. That was a massive 62.8% increase from the $1,402,305 average from July 2016. That number was, however, skewed by the fact that no sales were reported in Casa Loma community, the most expensive of he four communities in C02, in July 2016. In the Annex average price increased by 82.8%, with 10 out of 11 of listings selling over one million, three of these selling over two million, and two selling for seven million. There were no sales in Casa Loma in 2016, so comparison is not possible. Average price in Wychwood increased much less, by 7.1%, with four out of six of houses sold over a million. In Yonge-St. Clair the average price increased by 34.8%, with only three sales, one under one million, one over two million and one ober three million. All Casa Loma listings were sold above one million, one of them just under three million, and two over three million.

While the average prices increased significantly, so did the time required to sell a house. In 2016 the average marketing time was 17 days, in July 2017 it was 22 days, and that time ranged from just one day to 234 days. Only two listings sold with bully offers.

Toronto C09 - Rosedale and Moore Park

Rosedale residences come in various sizes and styles, from spacious semi-detached Victorian houses to massive three storey mansions with impressive landscaped groundsOnly six freehold houses were sold in July in Rosedale and Moore Park. There were no sales above listing price. One listing was sold for full price, remaining five between 92% and 98%. Half of the listings sold within a week, one took 12 days, one required a month, and one, the most expensive, listed for nearly ten millions, took more than seven months before finally selling for 92% of the asking price. It was a grand Rosedale mansion surrounded by over 1/3 acre of land, in the south part of Rosedale. The house is 127 years old, but has been restored and renovated to include all modern conveniences, including an elevator, while preserving original Victorian character.

The increase in average price was 17.4%, and was largely due to the one very expensive sale out of only six sold properties. Average time required to sell a house was longer than in July 2016, at 44 days.

Toronto C10 - Mount Pleasant East and Mount Pleasant West

Mount Pleasant East and West had various sizes and styles of houses. You will find there small semi-detached homes beside larger detached two storey and modern infill or rebuilt housesOnly eight freehold houses were sold in C10 in July, all in Mount Pleasant East community. The average selling price was $1,705,038. That was a 20.1% increase from the $1,420,000 average from July 2016. In Mouny Pleasant East average price increased by 21.5%, with all eight listings selling over one million (one sold above three million). No freehold houses sold in Mount Pleasant West in July 2017.

On average, the listings sold above asking price. Only three, however, out of eight sales received full price or more. Five were sold below asking, between 95% and 99%.

Time required to sell a listing ranged from one to twenty seven days. Five houses were sold within one week of listing. One house was sold with a bully offer, getting 128% of the listing price.
